Bathroom Remodel Plumbing Checklist Every Asheville Homeowner Needs

A bathroom remodel looks like a design project on the surface, but underneath the tile and fixtures, it’s a plumbing project. The layout of your drain lines, supply lines, and venting determines what’s possible in the new design and what’s going to cost extra if you don’t plan for it.

Skipping the plumbing assessment before committing to a design is the most common mistake Asheville homeowners make during a bathroom remodel. This checklist helps you avoid that.

Step 1: Inspect Existing Plumbing Before Demolition

Before you tear anything out, understand what’s behind the walls and under the floor. Older Asheville homes, especially those in Montford, West Asheville, and North Asheville, frequently have original galvanized supply lines and cast iron drains that are corroded or restricted.

Open the access panel behind the shower valve (if one exists) and look under the vanity. Check for corrosion on supply connections, stains from slow leaks, and moisture on subfloor materials. If you see any signs of water damage, address them before the remodel begins.

This is the same principle behind checking the subfloor before a kitchen floor replacement: hidden damage that gets covered up during renovation comes back worse.

Step 2: Decide If You’re Moving Fixtures

Keeping your toilet, shower, and vanity in their current positions costs significantly less than relocating them. Every fixture move requires rerouting drain lines, supply lines, and potentially vent pipes, which means opening walls and floors.

If your new layout requires moving the toilet more than a few inches, the drain line work alone can add substantial cost. Discuss fixture placement with your Asheville plumber early in the design process, not after the tile has been selected and the contractor is ready to start.

Step 3: Evaluate the Drain and Vent System

Your bathroom’s drain system connects to the main sewer line, and every fixture needs proper venting to drain correctly and prevent sewer gas from entering the home. If the existing venting doesn’t meet current code, a remodel is the right time to correct it.

Common vent issues in older Asheville bathrooms include undersized vent pipes, improper wet venting configurations, and vents that terminate in the attic instead of through the roof. Repiping the bathroom supply lines during an open-wall remodel is far less expensive and disruptive than doing it as a standalone project later. If you’re noticing low water pressure or discolored water in the bathroom you’re planning to remodel, aging supply pipes are likely the reason.

Step 5: Plan for Water Heater Demand

Adding a larger shower, a soaking tub, or dual vanity sinks increases your hot water demand. If your current water heater is already showing signs of age or underperformance, the remodel is the right time to address it.

A plumber can calculate whether your existing unit can handle the additional fixtures or whether an upgrade to a larger tank or tankless system makes sense as part of the overall project.

Step 6: Waterproofing the Wet Areas

Tile is not waterproof. The waterproofing membrane behind the tile is what keeps moisture out of your walls and subfloor. Improper or missing waterproofing is the leading cause of mold, rot, and structural damage in remodeled bathrooms.

Make sure your contractor applies a proper waterproofing system behind all shower and tub surrounds. This is especially critical in Asheville’s humid mountain climate where moisture takes longer to dry and mold growth is more aggressive.

Step 7: Confirm Permits and Inspections

Any bathroom remodel that involves moving or modifying plumbing lines will likely require a permit from Buncombe County. Skipping the permit might save a few days on the timeline, but it creates liability issues when you sell the home and can result in unpermitted work that a buyer’s inspector flags.

A reputable plumbing company handles permit coordination as part of the project scope. If your contractor suggests skipping permits, that’s a red flag worth paying attention to.
